What is an energy report?
An energy report assessment which can help you achieve an EPC C rating before carrying out any work. Saving you, time and money. Energy Reports offer informal advice and can help landlords and homeowners understand what measures can be taken to achieve a higher EPC rating. Energy reports offer standard recommendations like an EPC and follow a similar process, but the added value is the questions that can be asked.

Why it is important?
An Energy Report allows for different scenarios to be created to determine the most cost effective way to achieve a specific rating. For example, if the homeowner or landlord was considering installing a gas boiler or new windows this information can be used to create an estimated energy rating before any work is completed. After improvements have been made an EPC is carried out and is then logged onto the EPC register.
What is the problem?
From our experience, homeowners and landlords often spend thousands of pounds on a refurbishment or upgrades only to find their EPC rating remains the same or, in some cases, decreases.
Example 1 – A homeowner upgraded their heating system with the aim of increasing their EPC rating for refinancing purposes. After the work was completed, we carried out an EPC and the rating reduced to a lower band. If they had asked the questions before the upgrades, we would have advised them on how to achieve their desired rating.
Example 2 – A landlord completed a refurbishment on their rental property. One objective was to achieve an EPC C rating to prepare for the new regulations. After the work was completed, we carried out an EPC and the rating did not change despite spending thousands of pounds. They then removed the new heating system and replaced it with another to achieve their desired rating. If they had asked the questions before the refurbishment, we would have advised them on how to achieve an EPC C rating without the added cost or delay.
