What is an EPC?
An Energy Performance Certificate (EPC) assesses a property’s energy efficiency rating and environmental impact and provides information on how it can be improved. Properties are rated on a scale from A - G, with A being the most efficient. An EPC is required whenever a property is built, sold or rented in Scotland and is valid for 10 years.
Why it is important?
An EPC is often regarded as just another legal requirement; however, it is much more than that. It is required for several different purposes such as selling, renting, mortgaging and applying for energy efficiency grants and loans.
It has become a valuable tool for all shareholders of a property, and it can help raise awareness of the economic, social and environmental benefits of a sustainable property. Improving energy efficiency within the housing sector and reducing energy bills and consumption starts with an EPC.
How it can be a problem?
The Scottish Government has set the Minimum Standards for Energy Efficiency in the private rented sector and will be phased over a number of years. Failure to meet the standard can result in financial penalties and can prevent a landlord from letting or continuing to let a property that does not meet the standards unless an exception applies. There are many other problems that can arise from low EPC ratings such as higher repair and maintenance costs.
