What is an EPC?
An Energy Performance Certificate (EPC) assesses a property’s energy efficiency rating and environmental impact and provides information on how it can be improved. Properties are rated on a scale from A - G, with A being the most efficient. An EPC is required whenever a property is built, sold or rented in Scotland and is valid for 10 years.
Why it is important?
An EPC is often regarded as just another legal requirement; however, it is so much more than that. It can be such a valuable tool for all shareholders of a property and can help raise awareness of the economic, social and environmental benefits of an energy efficient property.
Sustainability is becoming an important part in every area of our society. It now has a significant role to play within the residential housing sector. In fact, one of the key findings from research conducted by our team in collaboration with academia and industry partners “An investigation into the rising influence of sustainability in the private rented housing sector” emphasised the importance of energy efficiency in residential housing.
Positive change begins with raising awareness.
This is what an EPC with AAL Property Solutions can do for you.
How it can be a problem
The Scottish Government has set the Minimum Standards for Energy Efficiency in the private rented sector and will be phased over a number of years. Failure to meet the standard can result in financial penalties and can prevent a landlord from letting or continuing to let a property that does not meet the standards unless an exception applies. There are many other problems that can arise from low EPC ratings such as higher repair and maintenance costs.
